The main house
The main entrance opens into an entrance hall (21m2) off which is a shower room (shower and WC). In the hall there are two staircases, each leading to a bedroom (11m2 and 14m2), both bedrooms are in the eaves with limited head-heights.
At the end of the hall, a door opens to the large living room (66m2) with a kitchen/dining area and the very bright living area with a window overlooking the river.
From the entrance hall on the left, a corridor leads to two other bedrooms (11 and 12m2) and a storage room (3m2).
At the end of the corridor a door gives access to the first gite.
The main entrance of the gite is from a large glazed doorway that opens onto the courtyard at the front of the house and opens directly into the kitchen/dining room (28m2) with a stone bread oven at the back.
In the kitchen, a wooden staircase leads upstairs to two bedrooms (11 and 10m2) and a shower room (5m2) with shower and WC.
To the right of the kitchen, a door opens to the living room (12m2) with a stone fireplace, and a door that leads back into the hallway of the main house. At the end of the living room, another door opens to a third bedroom (9m2) and a staircase leading down to the garden beside the river, with a small room that serves as a storage room.
The main entrance of the second gite is from the garden next to the river, and one enters directly into the living room (34m2) which is separated in two, with a living area and a few steps up the kitchen / dining room.
A wooden staircase leads upstairs to a first bedroom (11m2) and then continues up to a second bedroom and a shower room (4m2) with shower and WC.
Below the main house there is the mill's machine room, then there are several rooms under the house which are used as a storage rooms and at the end of the house there is an open-sided barn.
The property is set on its own at the end of a no-through road - it is set in about 11400m2 of land which the river passes through.
This charming property has a lot of potential, as a big family house or large house with gite. Set in a quiet location, this mill requires renovation work, but remains habitable (there is currently no heating system). Only 10km from the centre of Ruffec and 5km from the charming village of Nanteuil-en-vallee.
