House
Ground floor
The front door opens into a tiled entrance hall with original black and white tiled floor. To the end of the hall is a large walk-in cloak cupboard and to the left a door opens to the first of three reception rooms (20 sq m). From here a pair of glazed doors opens into a spacious sitting room (30 sq m) with Charentaise fireplace, a range of original cupboards, wooden floor and a glazed door to the courtyard.
To the back of this room a part-glazed door opens to a hallway (with stairs to the first floor and glazed doors to the courtyard) which in turn leads to a room (17 sq m - currently used as the dining room). From here another door opens to a second hallway (with stairs to the first floor and door to the courtyard). A door from this hallway leads through to the kitchen (about 12 sq m - with glazed doors to the courtyard) and utility room (about 12 sq m) as well as a ground floor WC.
First floor
Stairs from both hallways lead to the first floor. Up here there are three spacious bedrooms (25 sq m, 22 sq m and 14 sq m), a bathroom, a shower room and a room (17 sq m) which is currently used as a library / office. There are some impressive original floorboards on this floor and the largest bedroom has a marble fireplace.
A door to the rear of the landing leads to one of the original defensive towers in the Jarnac rampart - this leads out onto the ramparts and gives direct access via a stairway to the garden below.
Second floor
A wooden staircase continues to a large second floor landing, off which are two further bedrooms (22 sq m and 17 sq m) as well as a shower room. At the end of the landing a door provides access to an unconverted attic space which in turn leads through to another large unconverted space (42 sq m -easily large enough for a couple more rooms).
Cellar
A trapdoor in the sitting room provides access to a spacious cellar which also house the gas central heating boiler.
Courtyard
The private, walled courtyard is accessed from the sitting room, dining room, rear hall and kitchen and provides a wonderful outside living space. At one end a covered passage passes through the town's rampart wall and out to a rear courtyard with an open-sided barn, a garage and the 400 sq m garden. The south wall of the garden forms the rampart wall.
This is a very spacious and adaptable house in the heart of Jarnac.
