Approached from the little lane, the property is entered via a traditional Charentaise gated entrance which leads to a large enclosed courtyard garden. One side is bounded by the house, another by the outbuildings and the other two by walls.

House
The house is currently entered via a door into a room used as the kitchen (24 sq m - with tiled floor). To the right a door opens to a well-proportioned reception room (31 sq m) which is currently used as a dining room. From here a door opens into a second reception room (36 sq m) with exposed beam ceiling, large fireplace and a door to the courtyard garden.
Doors to the rear of both the kitchen and dining room open into an internal hallway, at one end of which is a shower room (shower, WC and washbasin). At the other end a staircase rises to the first floor landing.
First floor
The stairs rise to a large landing (35 sq m) that runs the length of the house. Three bedrooms have been created (using partition walls) - 15 sq m, 13 sq m and 13 sq m.
Outbuildings
There is a large outbuilding attached to the end of the house and it would be possible to extend the house into this at both ground and first floor levels - more or less doubling the size of the house.
The remaining substantial outbuilding runs down the side of the courtyard - and again, could be converted into habitable accommodation with its own private access and garden. At the end of this outbuilding is the distillery - complete with its Cognac still.
Next to the gated entrance is a former bread oven and behind the house is another smaller outbuilding, currently used as a garage but which is easily large enough to be transformed into further accommodation.
Land
The property sits on a plot of about 2640 sq m. To the front of the house is the large courtyard garden (about 600 sq m - laid to lawn). To the rear of the second barn is another plot (1295 sq m) which has its own access from a village lane and which has fine views over the village of St Preuil. This plot could make a private garden for the barn (if converted) or could simply remain as a garden. There is space for a pool.
