Main house
Ground floor
The entire ground floor has been paved throughout with terracotta floor tiling reclaimed from a disused monastery in Carcassone.
The front door opens to a large entrance hall (20 sq m) with exposed stone walls. To the rear a wide wooden staircase rises to the first floor and at the very back of the hall a door opens to a suite of rooms running along the rear of the house. To the right of the entrance hall a door opens to a sitting room (34 sq m) with exposed beam ceiling, a stone fireplace and a pair of windows overlooking the south-facing walled garden. To the left of the entrance hall a door opens to a reception room (34 sq m - currently used as an informal sitting room and office) with exposed beam ceiling and a stone fireplace. From here a door opens to the kitchen (28 sq m) with exposed beam ceiling, a large stone charentaise fireplace, exposed stone wall and a working "evier" (an old type of stone sink).
From the kitchen there is a door to the front walled garden and a door to a large second kitchen/ laundry room / store room (26 sq m). This room has a door to the rear walled garden and a door to a large room (84 sq m) with exposed beam ceiling and exposed stone walls. This room too has a door to the rear walled garden. There is also a door that opens back to the main entrance hall and another door that opens into a panelled room (12 sq m) off which is a ground floor WC.
First floor
The stairs rise from the main entrance hall to the first floor landing. To the left a door opens to a bedroom (33 sq m) with wooden floor, exposed beam ceiling and a large fireplace. To the right of the landing a door opens to the master bedroom (33 sq m) with wooden floor, exposed beam ceiling and large fireplace. Both of these bedrooms have fine views over the south-facing walled garden. A door from the master bedroom opens to a room (27 sq m - currently used as a dressing room) with wooden floor, exposed beam ceiling, fireplace and a set of bespoke oak cupboards. To the rear of this room a few steps lead down to a spacious modern bathroom (21 sq m - bath, shower, washbasin and WC). Gîte
A former barn to one side of the south garden has been transformed into a very comfortable guest house / gîte. One the ground floor is a fitted kitchen/dining room (27 sq m) complete with bread oven. To the far end is the living room (29 sq m) with double-height ceiling, exposed beam ceiling and exposed stone wall. At the far end is the shower room (shower washbasin and WC). Also to the far end a staircase rises to a mezzanine sleeping area (11 sq m). Another staircase rises from the kitchen to a large dormitory-style bedroom (29 sq m) to the end of which is an entrance room from which a door opens to a flight of stairs leading back down to the south garden. To the right of these stairs is a further bedroom (23 sq m) with wooden floor, large fireplace and ensuite shower room (shower, washbasin and WC).
Barns
To the other side of the south garden is a large barn (170 sq m) and there is a smaller barn (37 sq m) in the north garden. Attached to the main house is a barn (125 sq m) into which it could be possible to extend the main house if desired (e.g. in order to create an ensuite bathroom for the first floor bedroom).
Gardens
To the south of the house is a very attractive walled garden which has been carefully designed and planted with lawns, gravel walks, flower borders and trees. To one corner is a swimming pool. There is also a very pretty circular well.
To the north of the house is a second walled garden, mainly laid to lawn with a number trees and fruit trees. To one side is a raised-bed vegetable garden.
To the east of the house is a paddock which is currently maintained as a wild garden of just under 2 acres with fine views across the countryside.
In addition to the gardens there also a small parce of woodland (160 sq m) and a strip of land that provides access to the local stream.
